MISCONCEPTION: Having the right equipment is all a company needs to clean your carpets/ upholstery/ tile, properly.

 

Absolutely False. Many companies have truck mounted cleaners, but very few companies teach their employees how to use them properly. This is why it's important that you choose your cleaner carefully.

The best cleaning companies are those that have been certified by the Institute of Inspection, Cleaning and Restoration Certification, known as the IICRC.

 

Certification means education. Knowing the fiber content and construction of what is being cleaned is a very important factor. Also where tile is concerned there are potential construction defects in some installations. An expert knows what to do, and what not to do.

It can be so difficult to properly maintain tile and grout. Dirt and grease builds up in the grout and it is not responsive to sweeping and mopping. Here's why: A truck-mounted unit cleans much better than a brush & mop for these reasons: 

1. It heats the water to a higher temperature. For every 18 degree increase in the temperature above 118 degrees F, you double the water's cleaning ability. So if the water temperature is 136 degrees F, it will clean twice as well as water that is 118 degrees F. 154 degree water will clean four times as well as 118 degree water. And so on, until you reach a water temperature of 250 degrees F.  With the average cost of the unit at $17,000.00, low end firms can’t offer it.

 

2. It shoots the cleaning solution into the pores of stone / tile at higher pressures, which breaks up the dirt, and grime. 800 to 1200 pounds per square inch is the optimum pressure for truck-mounted hot water extraction of hard surfaces. This is through tiny openings which are gentle on the finish, yet strong enough to remove the build up.

 

3. The machine uses a stronger suction to draw the dirty build up completely off of the floor before it can dry to the surface like a mopping would do.  It dries fast since 95% of the moisture is also recovered in this step. Clean and Dry has, uniquely, tools which cut the dry time to 10 minutes.

 

Not surprisingly, having your flooring thoroughly cleaned with truck-mounted hot water extraction costs more than calling the house cleaners or doing it yourself.

 

These other methods are fine for light maintenance. No question, it will get out some of the dirt-but the key word here is "some." It will leave behind a certain percentage of build up each time until it becomes essential to do a thorough cleaning.

 

On the other hand-if you want your tiling to look good and give you years of dependable service-then you need to take extra good care of it. This means you need to have it cleaned by a skilled, qualified technician at least 2 to 5 years, depending on the amount of soiling and foot traffic it receives.
